The number of Showings Per Listing is starting its annual decline. This is caused by more inventory coming to the market as well as buyer traffic going down. The below graph shows buyer traffic from last year (blue line) and this year (orange line) so you can see this is nothing uncommon. Dramatic headline but nothing new here. This happens every year. We have hit the peak in showing activity for the year and now it will be trending down for the rest of the year. The blue line below is 2025 and orange line is for 2026. It's still a good time to sell as showing activity is robust but every week that goes by there will be less and less buyers entering the market and more listings coming to the market.
