The best time to list your home for sale is going to be between the months of March - May. This is the time frame when we are coming off of very low inventory and demand is at its peak for the year.

Generally paint and carpet will give you the most return on your investment. This is case by case though and best to have an expert Realtor give you an overall opinion on the best strategy.

Do I need a 20% down payment to buy a home?

Answer

No. You can buy a home with zero down if you are a veteran. You can go as little as 3% down for conventional financing. 20% down does eliminate the need for PMI but you don’t need to put that much down to buy a home.

How much are closing costs?

This depends on which side of the transaction you are on, buyer or seller. Both sides will have their own set of closing costs such as title, attorney, commission, transfer taxes, etc. Your Realtor will be able to give you a breakdown of the fees.

How long does it take to close on a property?

Answer

This depends on if you are financing the transaction or paying cash. A cash transaction can close in 10 days. A financed transaction takes about 4 weeks.
