Seasonal Price Decline

Home prices in Chicagoland are on their seasonal price decline as shown in the graph below. This will likely continue until we get to January and then prices will start to rise after that. It looks like spring of 2026 will be another good one for sellers as inventory remains low and interest rates do not seem likely to rise so demand should be robust.

If you are a buyer, now is a good time to shop for a home as interest rates have dropped recently and there is more inventory now to look at compared to what it will likely be in spring when the market heats up.

Market times go up this time of year as well which makes sellers more motivated and increases the chances of them taking a lower offer. See below market time over the last 3 years. It will likely peak in January.
