As you can see in the graph (orange line is 2022), we have hit our annual low point in showing activity for the year. From now until April we will see a rise in the amount of showing activity as each week passes. There will be dips here and there depending on the weather. If there is a lot of snow and / or very cold weather then that will reduce showing activity until the weather improves.
Inventory is slightly higher now than it was at this point last year, but we will likely be entering a spring market with (again) historically low inventory levels which is good for sellers and will remain a challenge for buyers. Buyers are continuing to face low inventory and high interest rates. That being said, there are still plenty of buyers that are ready and able to buy when the right house comes along.
